The update of the article of the law on Territorial Tax, establishes that the definitive roles of real estate appraisals, must be kept up to date by the Internal Revenue Service (Servicio de Impuestos Internos – SII). Given the above, taxpayers and property holders must submit the information on their properties to the SII in order to define the roles and estimate the tax appraisals of said real estate.
To support this process, Tecnova developed the Real Estate Inclusion System for the Internal Revenue Service. The system allows to automate the declaration, where the participating roles of the process and the actions they executed were identified, resulting in this process, the construction of three subsystems:
Portal for Realtors
To make the Tax Appraisal Affidavit online for projects under the Real Estate Co-ownership Law. For this, it is allowed to consult pre-roles, enter information about the units of the real estate projects for sale and make appraisals. Additionally, the functionality for the calculation of apportionment of common expenses and generation of certificates was delivered.
Intranet for SII Officials
That allows to generate movements of inclusions based on the information provided by real estate agencies for their projects. In addition, it allows consulting pre-roles and roles, completing information on the units for sale, validating / modifying entered information and consulting the sworn statements. It also allows the calculation of the appraisal of each of the units, which are later approved by an appraiser, ending the flow by the SII.
